Since 1989, Giulian Property Management has been a full service property care company specializing in home and office cleaning, condo management, pool management and inspections.  Representing over 10 years of experience in the Stone Harbor, New Jersey area, our organization can be your best resource in property maintenance.  At GPM, we offer you our knowledge, experience and efficiency.  We are, and always have been, committed to the needs of our clients.
GPM is fully insured and provides full service year round property management (residential and commercial).  Other services include pool management (certified pool operator), building maintenance, daily site visits and 24 hour emergency service.
We offer a full cleaning service (spring, turnover, weekly), as well as coordination of year end closings and openings.  GPM also offers  full accounting services including accounts payable and accounts receivable.

GPM offers a complete line of janitorial and managerial services.

GPM was founded in 1989 by Karl Giulian.  Giulian holds a Bachelor of Science degree in Business Management from Penn State University and an MBA from Monmouth University.  He is currently the president of the Stone Harbor Chamber of Commerce.  He is also a member of the Stone Harbor Borough Council as well as Treasurer of the Stone Harbor Volunteer Fire Department.

**Note** In Stone Harbor and Avalon, it is the outgoing tenant's responsibility to clean their rental unit or to hire a company to clean it for them.

  • GPM, Inc. is a certified pool operator (CPO).
  • All commercial pools are required by New Jersey State Law to have a CPO on record.
  • This service includes pool inspection, pool reports, etc.
  • GPM, Inc. will create aquatics plan and EAP.
  • Generally, the fee for this service is $500 per summer season.

  • GPM, Inc. is not a landscaping company.
  • GPM, Inc. does, however, provide laborers for routine landscaping work.
  • These services include:
    weeding, trimming, fertilizing
    planting flowers, mulching, lawn cutting
