GPM is fully insured and provides full service year round property management (residential and commercial). Other services include pool management (certified pool operator), building maintenance, daily site visits and 24 hour emergency service.

GPM was founded in 1989 by Karl Giulian. Giulian holds a Bachelor of Science degree in Business Management from Penn State University and an MBA from Monmouth University. He is currently the president of the Stone Harbor Chamber of Commerce. He is also a member of the Stone Harbor Borough Council as well as Treasurer of the Stone Harbor Volunteer Fire Department.

The rates for our home cleaning services are based on the number of bathrooms in your home, as follows:

	1 to 1.5 bathrooms	$60
	2 bathrooms	$70
	2.5 to 3 bathrooms	$80

	4.5 bathrooms	$150
	5 or more	call for prices

	Spring/End of Season	Our Spring cleaning rate is generally an additional $250 to our base cleaning rate. Pleae call to get a true quote.
	Ceiling Fans	$5-$10 additional for each
	Interior Oven Cleaning	$35 additional for each
	Hardwood Floors	Our base price assumes wall to wall carpeting. There is an additional charge of $15/room with hardwood floors.

Turnover Inspections

This service is provided to home owners who want to ensure that their rental home is cleaned before the new tenant checks in.

**Note** In Stone Harbor and Avalon, it is the outgoing tenant's responsibility to clean their rental unit or to hire a company to clean it for them.

The turnover inspection includes the following:

Inspecting kitchen for cleanliness
Inspecting bathrooms for cleanliness
Ensuring that trash is removed
Ensuring that beds are made
Inspecting for general appearance of unit

If the unit fails inspection, the unit will be cleaned by GPM, Inc., and the invoice will go to the outgoing tenant's real estate agency to be charged against the security deposit.
The turnover inspection rate is $15 per inspection.
The unit owner is responsible to send a complete list of dates that turnover inspections are to be performed.
The turnover inspection fee is waived if the unit fails inspection. The fee will be charged to the outgoing tenant's security deposit.

Winter Inspections

GPM, Inc. offers a winter time inspection service for your seashore home.
This service is intended to offer peace of mind when you are unable to visit your seashore asset.
Typically, our inspections are bimonthly.
GPM, Inc. will check for freezing pipe problems (we obviously cannot guarantee that your house will go problem- free during the winter months, but the inspection service will allow for proactive problem resolution).
Additional inspections will be performed during periods of storms or extreme weather.
Our name will be registered as the local emergency contact at the Stone Harbor Police Department and Stone Harbor Fire Department.
The inspection service can also be used to open doors for contractors, meet contractors for proposed solicitation, or simply to turn up heat on Friday morning before you arrive in Stone Harbor.
The inspection fee is $15 per inspection.
GPM, Inc., can also create a detailed management proposal for your home including: water turn on/off, pool open/close, outdoor furniture pulling, irrigation system shutdown, etc.

Pool Management

GPM, Inc. is a certified pool operator (CPO).
All commercial pools are required by New Jersey State Law to have a CPO on record.
This service includes pool inspection, pool reports, etc.
GPM, Inc. will create aquatics plan and EAP.
Generally, the fee for this service is $500 per summer season.

Landscaping

GPM, Inc. is not a landscaping company.
GPM, Inc. does, however, provide laborers for routine landscaping work.
These services include:

weeding, trimming, fertilizing
planting flowers, mulching, lawn cutting
The landscaping services are priced per job.

Carpet Cleaning

GPM, Inc. subcontracts all carpet cleaning services to a local carpet cleaning company. A small handling fee will be added to the carpet cleaning company's invoice (usually about $25 ).
